Make No Mistake, We Are In Crisis

We’re not just in the pit of one crisis, but in the convergence of several simultaneous crises that may soon reach a whole new apex.

Pollution is no joke. Even if you don’t believe in climate change, it is clear that pollution is at epic levels. We have garbage patches in the ocean the size of Texas. Air quality is at extremely unhealthy levels in many cities. Battles over access to clean water are only heating up.

Every year, we seem to be battling more and more natural disasters. Hurricanes have been dealing blow after blow to coastal areas. Not only in the tropics and Florida, but in the gulf and all the way to New York City. California’s wildfires appear to continue to set new records for damages. All of these continue to steal the life savings and hopes of thousands who lose their homes every year.

Even without any of these other issues there is the affordable housing crisis which has reached boiling point. It’s no secret that homelessness in California is out of control. Even a new minimum wage of $20 an hour wouldn’t give most Americans a shot at owning a home or even affording the median rent in their city comfortably.

Drastic Times, Drastic Measures

Some US cities like NYC have begun taking dramatic measures to try and tackle these challenges. They’ve seized coastal property. They’ve enacted crippling new rent regulations which are causing developers and landlords to abandon plans for thousands of housing units. Forcing them to lean towards converting them to condos instead.

People are living in tiny homes built on the back of trailers. New brands are cramming as many as 20 people into single homes, four to a bedroom, or are building new pod hotels. They are charging $1,000 or more a month for ‘membership’ to sleep in a bunk. That may be fine as a teenager trying to get discovered as an artist and fight for your 15 minutes of fame in LA or NYC, for a little while. It’s not a real solution for most people. Certainly not any more than a homeless shelter.

Speaking out at recent events HUD Secretary Ben Carson has been very vocal about the crisis and new steps being taken to turn around the housing crisis.

At events in Louisiana and Washington DC he has promoted manufactured housing as the answer. He says they are no longer just for trailer parks. He has amassed a new team at the Department of Housing and Urban Development to tackle 300 items to be deregulated, as well as rezoning and opportunity zones to allow for the building of manufactured homes to house millions of Americans.

Fatally Flawed Solutions

Unfortunately, most of the solutions being floated out there are quirky, impractical, unattractive, and certainly not scalable.

Capping rents, while raising taxes, won’t force landlords to lower the rent. They can’t afford to. Instead they’ll first put a halt to maintenance and drive the building into slum conditions. Or they’ll have to convert to luxury micro lofts and sell them as condos at high prices.

Tiny homes are already proving to have been a fad. They just don’t fit. They and some of the green homes being pitched out there have been extremely expensive for what you get. If you can’t afford $1,400 in monthly rent, you probably don’t have $40,000 or $90,000 in cash to buy a tiny home to squeeze your family into. Most communities won’t allow them either.

There are at least thousands of brand new vacant mobile homes out there. You’ll pass by dealer lots littered with them across the country. Despite their cheap price tags, they just aren’t wanted. No one wants to give loans on them, invest in them or live in them. They just can’t shake the stigma they carry. They can’t run off the grid. People can’t give used ones away, because they cost more to move than they are worth.

Add to this losing thousands of homes each year that weren’t built to withstand the elements, which is forcing prices up, and the billions of lost business and wealth.
